The Southern Dordogne is renowned as one of the most beautiful regions in France. Here, 15 kilometers east of Bergerac, situated in the midst of vineyards and surveying the Dordogne Valley, lies Château les Merles.

The Chateau has been completely restored and refurbished during the past years and now consists of a small, luxury 4-star hotel, with 15 rooms/suites. There is an à la carte restaurant and bistro, which offer produce from our own organic fruit and vegetable garden. In addition, there are conference rooms, a challenging 9-hole golf course with clubhouse, driving range and putting green, all surrounded by 70 hectares of vines!

Along the first tee and within easy walking distance of the Chateau, the access road, the gardens and the swimming pool have been created. The first house has also been built and sold. Each house built has, previously, been sold.

I. THE HOUSES

We build eleven individual houses, six type A of 190m², two type B of 220m² and three which remain to be determined but will likely be the style of old tobacco kilns. All houses will meet strict architectural and interior design standards and will fit in perfectly, as regards both style and location, with the Château and its outbuildings.

On the ground floor of both types, you will find a spacious living room with fireplace or wood-burning stove, entrance hall, toilet, wardrobe, stairwell, a fully-equipped kitchen and many built-in closets (appendix II).

On the first floor of type A, you will find 2 spacious bedrooms with 2 bathrooms and in type B, 3 spacious bedrooms with 2 bathrooms. Both types also offer on this floor a room for your washer and dryer and many built-in closets.

The large (heated) attic with dormer window can be used for many purposes. If required it can be transformed into a very spacious extra bedroom with bathroom (price supplement).

If required/desired, the homes can be delivered completely decorated, furnished and equipped. This includes all outdoor and swimming pool furnishings.

II. THE GARDENS

Home type A has a parcel of approximately 515m² and type B of approximately 420m². The front gardens border on the access road, which is used exclusively by residents. From your front garden, you overlook hole I of the golf course. A carport is situated next to your house and at the back there are two terraces, which link up with the swimming pool garden. From your back yard, you overlook the Dordogne valley. All gardens will be planted and fenced off.

III. THE SWIMMING POOL

Situated in a planted garden of approximately 1.500m², you will find the swimming pool of 20 x 8 meters, surrounded by private sun terraces for each home. The swimming pool will be exclusively used by the residents of the 11 houses. The swimming pool garden will not be accessible to hotel guests and other unauthorized persons.

IV. PURCHASE

You will become the sole owner of home and garden (freehold property) and joint owner of the swimming pool garden with your private terrace.

There are three different purchase possibilities, depending on how you would like to make use of your house:

  1. You buy your house strictly for private use and you are not interested in using the rental services of SARL Château les Merles. In this case you buy according to the indicated price including VAT and do your own interior design/furnishing. Of course you are welcome to buy the interior package developed by our interior designer, partially or entirely. Details are available. In order to maintain uniformity, however, all residents will be required to make use of the standard outdoor- and swimming pool furnishings (appendix III).

  2. You buy your house with a view to reasonable private use but wish to maximize rental profits. In this case you can make use of the following benefits offered by the ''Para-Hotellerie'' programme, established by the French government, when procedures and conditions set out in the regulations are strictly followed:

    • You buy according to the indicated price including VAT;
    • You conclude a commercial lease with SARL Château les Merles for a certain duration;
    • You will be refunded the total paid VAT (19,6%);
    • You will receive a guaranteed rental income during the duration of the commercial lease, depending on the type of house and the present options;
    • Almost all costs for maintenance, insurance, security, gas/water/electricity, etc. for your and the communal property are at the expense of SARL Château les Merles during the lease.

    In this case, you are required to purchase the total interior package developed by our interior designer (appendix III). You will find details on the ''Para-Hotellerie'' programme in appendix V.

Prices include all components, mentioned under I, II and III, and include VAT.

VI. CONSTRUCTION- AND PAYMENT PLANNING

Construction

During the Fall and Winter 2008/2009, we built the terraces, roads, access trails, and the first villa. Each year, the construction of homes sold starts in November to be ready to welcome its new owners in late April next year.

Payment

In France, when you purchase a house that still has to be built, French law offers future owners optimal protection and security.

  • All transactions can only take place through an official French notary.

  • In accordance with French law, you only pay parts of the purchase price after an agreed construction phase has been accomplished.

  • The real estate developer has to take out a special insurance policy that guarantees construction completion. This insurance can only be taken out when the actual construction will be executed by an approved and reliable construction company.

  • All payments must be transferred to an account, which will be managed/monitored by the bank. All payment orders of the real estate developer will only be executed after verification of the payment order with a previously submitted estimate of the costs and payment planning.

VII. OWNERS' ASSOCIATION

As required by French law, you will become a member of the Owners' Association. This safeguards your rights & interests, regarding access to, use and maintenance of communal areas, gardens, installations etc..

VIII. CARE AND SERVICE

All owners and tenants of the houses can use all facilities, offered by Château les Merles.

  • All hotel service can be, when required, extended to your home. Breakfast in bed, or the Menu of the day served at home, rather than in the restaurant. Chambermaid service, washing & ironing, cleaning and garden maintenance are all available, on either a temporary or permanent basis, or in case of illness.
  • A walk of at most 100 meters, across our own grounds, brings you to the courtyard of the Chateau. Here, every day of the year, from 8am until midnight, you are in the right place to have a drink, a quick bite, the daily menu or an extensive dinner. There are regular musical and gourmet special events throughout the year, as well as charity events, Christmas, New Year's Eve, Easter festivities etc..
  • Your own swimming pool; The golf course; A Fitness Room & Spa in the Chateau; Beautiful walks & Bicycle rides from your home; Horseriding close by; Tennis at the Chateau; Canoes & Boating, plus Water Skiing at Tremolat, on the Dordogne; Carp & Trout Fishing, etc.. A tremendous place for sports-loving men and women.
